San Jose’s skyline is about to get a lot more full as the city continues to address housing shortfalls . With fast-moving approvals, builder’s remedies, and changing plans, the housing landscape could be changing dramatically.
Here’s a quick rundown of new housing projects to expect this year in the great 408:
Coming soon
New details have emerged for El Paseo Shopping Center in West San Jose. The former Hallmark + Lucky buildings will be demolished to create 165,949 sqft of commercial space + 994 residential units across four mixed-use buildings. It would also include a senior assisted-living facility, and a grocery store or supermarket. The plans are currently awaiting approval from City Council.
Breaking ground
Orchard Residential is set to begin construction in the first quarter of this year. The new housing tower in downtown’s SoFA district will create 540 new residential units at the site of the former Bo Town restaurant (409 S. Second St.). There are no details on how many units will be affordable.
The Fay is on track to be open to tenants in January 2025.

The Fay, a new residential tower in SoFA, has reached its full height as of this month — and is on track to accept tenants in January 2025. The tower, fully visible from 280, will feature co-working spaces, a gym, a sky garden, and a rooftop pool. Each unit will be fully furnished with in-unit washers + dryers, and include a flexible pet policy. Details on affordable units were not available.
